WALL CONSTRUCTION
All the buildings in the Regency Garden Room range are constructed using 75mm x 44mm joinery quality framework. A breathable membrane is attached to the outside of the framework before an exterior painted cladding of the customer’s choice is fastened to the structure. On the interior the flame retardant insulation is positioned before a vapour barrier is finally affixed. Once the building has been erected on site, the style of interior lining chosen by the customer is fixed to the inside. This forms a substantial, insulated wall measuring 100mm in depth. |

ROOF
The roof panels for the Regency Garden Room are manufactured using 44mm x 44mm joinery quality framework. The outside of the roof is constructed using 12mm marine plywood which is more resistant to moisture than standard ply. Beneath the marine plywood a breathable membrane is laid before the roof is insulated with 45mm blocks. Prior to fixing the internal kiln dried tongue and groove pine lining, a vapour barrier is fastened to the framework. Once the roof is in place on the structure the roof covering of the customer’s choice is fastened to the external 12mm marine plywood. |

FLOOR
The floor joists used for the Regency Garden Room are 75mm x 44mm tanalised timber. The floor is then fully insulated with a vapour barrier and the latest thermo-reflective insulation. The floor is then completed with 18mm plywood which forms a solid base for the customer to lay any floor covering of their own choice. |

WINDOWS
All the windows used in the Regency Garden Room range are manufactured by a nationally recognised company. As standard all the opening windows are fitted with lockable casement stays and lockable casement fasteners on sashes. Fasteners are supplied in gold effect as standard. Also available in all windows are trickle vents for added ventilation and security. Sashes are hung using high quality stainless steel friction hinges, whilst vents are hung using storm proof hinges. Internal window boards are fitted to all windows as standard. The windows are manufactured from kiln dried Scandinavian softwood and are double vacuum treated with preservative to guard against fungal decay and rot. Before fitting, all windows are spray painted with one coat of knot inhibiting primer and two coats of top coat of the customer’s choose and fitted with heavy duty weather strips. |

DOORS
Regency Garden Rooms are supplied with a choice of fully glazed kiln dried hemlock double or single doors with or without a centre rail or a half glazed hardwood single door with a moulded bottom panel. All double doors have rebated meeting styles. . This process is more environmentally friendly and makes the doors less susceptible to warping. All our doors are fitted with 5 lever security locks and brass furniture. |

GLAZING
All doors and windows are fitted with double glazed units made using 4mm toughened glass. Double glazed units in doors measure 18mm (4/10/4) and double glazed units in windows measure 24mm (4/16/4). Pilkington K glass is also available as an optional extra. |

INSULATION
All Regency Garden Room are fully insulated, energy efficient buildings with flame-retardant additive expanded insulation. The floors are insulated using the latest thermo-reflective insulation developed by NASA. This form of insulation has been tested by TRADA Technology Ltd and certified as being equivalent to 210mm of mineral wool. This insulation is moisture resistant and it is also non-irritant hypoallergenic. Each section of the Regency Garden Room is lined on the warm side with a vapour barrier. This barrier prevents condensation within the structure and helps to prevent mould and damp. This vapour barrier also adds to the general air tightness of the building. The outer section of the structure is lined with a breathable membrane which allows air to circulate within the panels and helps prevent mould and damp. All windows and doors are supplied with factory fitted, heavy duty weather strips. |

INTERNAL LINING
The Regency Garden Room range includes several types of internal lining. The standard lining is a 12mm untreated kiln dried tongue and groove pine boards or the option of Medium density fibreboard (MDF) tongue and groove effect painted or unpainted or 6mm textured white wipeable vinyl board. All linings are fitted on site to allow for electrics to be hidden rather than surface mounted by your own electrician |

EXTERNAL CLADDING
The Regency Garden Room range has three styles of external cladding to choose from. Standard Weatherboard is a 12mm finished board machined from kiln dried Scandinavian pine. Deluxe Weatherboard is a 22mm finished board machined from a high quality kiln dried Scandinavian board and has a much deeper mould than the standard board. The Western Red Cedar Board is 12mm finished and ideal for either painting or having a clear finish applied for those that want to keep the natural beauty of this muti coloured timber. |

ROOF TILES
Two styles of roof tiles are offered for the Regency Garden Room. The heavy duty bitumen roof tiles are exceptionally weather resistant and are available in three colours, red, black and green. The cedar shingles are fixed to the roof in panels partly tiled in the workshop. Tiles joining the panels together are fixed on site to ensure a continuous line of tiles therefore avoiding unsightly joints between the panels. Prior to fixing the shingle panels, heavy duty mineral felts are attached to the roof panels to form a watertight seal. The shingles are finished in a high quality dark brown wood preservative. |

FASCIAS
The two options available for this range are a formal, straight-edged fascia or a more informal wavy fascia. Both these styles can be used with either the bitumen tile option or the cedar shingle option. |

GUTTERING Guttering is available in three colours and can be chosen by the customer to complement the colour scheme of their Garden Room or to match existing guttering on buildings in near proximity to their Garden Room. Guttering and fall pipe positions can be chosen to suit the requirements of the customer. The three colour options are white, brown and black and the guttering is of a square section design.

VERANDAH
The verandah on the Haven Garden Room is made from high quality Scandinavian pine and weather resistant tanalised timber. Balustrades are strong 44mm x 44mm joinery quality timber and are capped by a 70mm x 50mm moulded handrail. The verandah floor is constructed using 70mm x 44mm tanalised floor joists and 95mm x 18mm decking boards. This verandah can also be added to the gable of the Retreat Garden Room. |

PAINT
The paint system used on all Regency Garden Rooms is an advanced water-borne paint from the Teknos paint range. Prior to painting all our external AND internal painted timber is treated with a knotting solution to help slow down the process of natural resins leaking from the timber. One coat of knot inhibiting primer and one coat of top coat are applied prior to the building panels being constructed. One more top coat is applied once the panels have been completed. There are a wide range of colours to choose from, enabling the customer to blend their Garden Room into any environment or surroundings. Shingle roofs are treated with a high quality wood preserver which gives a dark brown finish. |
